hi everyone,
I am new in Puchong, especially in Taman Tasik Prima, recently i place booking for the new launch Taman Tasik Prima Vista 1, under Bolton Development, but at last ,i had cancel it, cause i found that. It was ex-mining land, and there was very hot on that area...(due to the white sand ) . There was a lack beside the houses, but i learn from others forum, it was a un-used lake, which make me more worry about the new house... anyone can give comment to me?

There are many unused mining land for development, some examples are Pandan Indah, Sunway, Mutiara (behind Tesco) etc. Tasik Prima is value for money and I never regretted it, but buy only if u want to stay, for investment, I think is not so wise. My comments are as follows:
1. Very Hot - I think everywhere now is hot due to the weather, but my house is not very hot as the design of this house, many windows. As long u tinted the panels and install air-cond, it is a cosy house. 2. Un-used lake makes u worry? - why? I was told the lake create an equal distribution between the water in the lake and the sorrounding area. But what is your worry?
I buy becoz it is value for money, cheaper that others, hv a lake and good landscape etc. Compare with RM420K intermediate in IOI versus RM356K corner lot in T.Prima, well in depends on how deep is your pockets.

Correct me if I'm wrong.
Unlike what is happening at the opposite side of our lake, our houses were built on the land beside the lake, instead of reclaimed land. And you can see how thick is the main pillars of our houses, for Andaman are located at corners of the air-well area.
And, TTP is among the pioneer if not the 1st who come out with lake side resort style living concept. Nowadays you can see many more housing estates with similar concept, including the famous (and expensive) Lake Edge of YTL Land, launched about 2 years after TTP.
The temperature inside my house seldom go above 30 degree celcius after I installed wind turbine which works hard 24x7 using natural wind force (no need electricity) on my roof top.
However, it would be nicer if the title is freehold. This is the only concern I'm not happy with.

I am an owner of Sutra 1D and may want to sell off the unit once the tenancy agreement with my tenants expire. Would anyone know of the recent market value of our property?

Hi Tank, According to real estate consultant, the value will be up by 30% of the selling price base on the current 2 years period and it will clime later part of the years. Thanks.
