Dear residents
We have 2 pending issues with the devlopers as below
Security fees
The developers have indicated that they want to push the responsibility of security to the residents. In view of the fact that we do not have an official registered association, we will be declining this proposal.
The developers are obligated to provide security to our taman as long as we pay. They are also obligated to chase for collections of the security fee from the residents accordingly as this onus is on them and not us.
Our recommendation is that we pay whatever that is due to them as security fee. As long as we pay they will be responsible for this service and we have the right to complain if we feel the security guards are not up to par. Problem now is that when we complain, they give excuses that the residents are not paying hence they also cannot do anything. If we pay up, they will not be able to use this excuse anymore.
If we do not pay, they will cease this service on grounds that residents have not made payments and our house value will drop.
Recommendation : Please proceed to make payment of security fees asap.
Maintenance fee
They have refused to give us a discount on the backdated bills. We have asked them for proof of handover of maintenance to MPSJ. Once we receive this, we will need to make claims with MPSJ on the amount that we have paid them while the property was still under the care of the developer.
We have consulted some of our legal acquaintances who have recommended that the maintenance fee be settled as the developer will likely take legal recourse to retrieve the monies from us.
Our suggestion is that we only pay up the maintenance once we receive the letter and refund from MPSJ
P/S: All the above base on discussion and conclusion of temporary resident committee until officially appointed committee is formed.
