Hello everybody ;D I do not know whether this is appropriate but I hope you guys can help me with some feedback .... I am looking for a house within the Puchong area and Tmn Tasik Prima is one prospect. I like it coz it has a gated community, being sold as a 'resort' concept and has a reputable developer. However, my main concern is the jam My office is in Damansara Heights area. So you can imagine the distance, and worse of all, I heard nightmare stories regarding the jam at the toll and the LDP. So i would like to check with you guys (since you all are staying there anyway!), is this a problem? What is the best route to and fro? I can think of 2 options, through Eastin hotel and via the LDP. Or thru the Federal highway to Old Klang Road, to Jln Puchong. Any other suggestions? Also, would like to check on the security of the area, are they competent? Any break-ins? Cars stolen? .... I hope you all can help give some honest feedback so I can make a good decision. Thank you all in advance! ;D

The area is not bad. Is very close to TESCO or Giant. A few food court also around. In 2 years will be next to us a Shopping mall. the monthly cost are different between each area but also the security standard is in each area different. In many houses are nobody staying and a few are for sale. But the traffic jam in the morning or evening is a lot. on Tuesday at 5pm was traffic jam from Kelena Jaya until to the LDP Toll. Reason? The Toll him self. No Accident Nothing. Only to many car have to pay. I prefer to make this toll away and no traffic jam will be happen. If you want to use without paying is not much better. I feel Puchong is in a box on all sides are Toll. To Shah Alam. To Cyberjaya. To Kuala Lumpur. To Damansara. But to KL can use BuKit Jalil no toll. Stolen car we have in the other Area at Puchong Utama. To my knowledge until today no stolen car from Taman Tasik Prima but house break in we got already. i think was 2 in this 4.5 years. But since the last break in we have improve the security and we still improving but it take time and cost money. i hope it help you a little bit.

The best way to Damansara is go towards the USJ toll, then go down to NKVE and all the way to Damansara.
It will not easily jam, but the distance is a bit further than using LDP, and the toll price is higher too. From Kota Damansara to USJ exit is RM3.10, and there is another LDP USJ toll of RM1.60, altogether RM4.70 per trip. If you come in from Damansara to NKVE is a bit cheaper.

Thanks both of you for feedback! A new shopping mall? Is it the one at the pontoon/commercial area? No cars stolen, thats good! 2 house break-ins in 4.5 yrs, well, i guess it is 'good' statistic too for these times ppfoong, thanks for the NKVE way, yeah, thats a route I didn't think before. though the toll is higher, but can compensate for petrol wasted in the jam. I hope I can have more feedback, esp on the jam and the neighbourhood. Thanks again, ditaq and foong! ;D

Thanks, Ramesh. Yeah, I also heard a lot about the developments in Puchong and also in TTP itself, thats why I considering.
However, my main issue is still the jam and whether it is really inconvenient to go to work and back.
I am considering houses at the Andaman/Sutra phases. Any feedback? Structural issues? Also, what is the current price? I know the developer price is around RM260K. Any appreciation so far?

Hi Muller, Any part of P.J and K.L, there will be jam and you can't avoid that. Structural issues, I will say no as the foundation is done pretty well and the land the housing are sitting are all solid land and they are not the reclaim land so you don't have to worry. Our houses are not sitting in the previous mining pond land but they are the side of the lake area so that means we are save... Any appreciation so? ... no as well. The price is picking up and not down as far I know except the 'Lelong' house and even that they are selling at the same price when we purchase earlier. I hope this helps. Thanks, Ramesh. Some of the lelong house is still a bargain but if you want a fully renovated house, there is one for sell at 3/1E, the owner is migrating, and the house is value for money.

Hi Mullar, I agree with Henry, this house worth buying for the money. Some of the lelong house is still a bargain but if you want a fully renovated house, there is one for sell at 3/1E, the owner is migrating, and the house is value for money.

So many re-sell houses, is this an indication of residents' 'happiness' here at TTP? Anyway, my main concern is still the jam, as I work in Damansara. The traffic in Puchong has improved a lot since the commencement of the various U-turn flyovers, before that was quite terrible. Driving at 80km/h along LDP in Puchong is not a problem most of the time nowadays. In addition, there is linked road inside the housing area from DHL Bandar Puteri all the way to Shell station near the furniture mall at the other end.
The Sunway toll is the main cause of jam in the morning. You might expect 10-20 minutes just to queue and cross the toll, and the jam in Bandar Sunway will only ease a little bit after the "Penang bridge" near Western Digital.
It takes about 30-40 minutes to reach Kota Damansara using NKVE. Coming back from PJ can take LDP if it is after 7pm.

Hi Muller, We are referring to another house not Paulus's house. I am working in PJ section 13 and I know the roads around PJ well so normally I take the short cut. I leave office around 7:00pm and reach home around 7:30 - 7:45 depend on the traffic. Sometimes it takes only 20min to get back home. The Jam starts at the Sunway toll. Wow, Ramesh, 20 mins fr PJ? That's very impressive! And you are not driving a bike or you???!
Looks like unless the toll goes, Puchong will be forever Jamland, huh? Sad. I thought the new administrators wanted to re-look into all tolls? What's with that?

My office is at Damansara Heights and ppfoong is right, the Sunway toll is the main culprit for the jam. The fastest and least stress route is to go via the NKVE but its a long way and expensive. The smart alternative is to do what i did....get a motorcycle. ;D

If you don't mind, how long does it take for you to reach office and back home? I assume yr working hrs are the usual 9-5pm.
If we use the NKVE, yes, its a longer route but time difference btw that and the LDP? How much faster?
