Hi Guys,
Updates on our last meeting:-
The meeting went very well. The papers for registering the society already started rolling.
We bring in 2 Security Company and interview them on the benefits and how they will run the security service in our resident. They will provide the official letter on their terms and conditions then the interim committee will evaluate and the best to be appointed.
We will be looking at all angles of the benefits to be provided as well.
We will inform the residents once everything is confirmed so wait patiently for the interim committee to sort out all the issues.

Few questions.. 1) How many petitions is required for association to get registered ? Is 100% of owners required? What if some owner's don't agree? 2) Why Bolton stop security services? I paid advanced fees, how to get reimbursement from them? When did they stop security services? Prefer bolton as they are the caretaker of the properties 3)What if owners do not agree? How to reach owner if they are overseas? Does it mean that guards will still force owner to pay? 4) Who sets the policies for the residence. 5) Does new policy have discrimination against african as per previous implied bolton policy?

Answers to your question:- 1) All you need is 7 members for registration. 2) They stop the service because many of the residents did not pay because the security service is very poor. I can’t answer the questions behalf Bolton on the refund and why they cannot be the caretaker. 3) The collection will be on monthly basis and if the owner cannot be reached then the collection will outstanding and will be collected on the following month. 4) The policies are determined by the resident committee. 5) Currently there are no policies on race, gender or ethnic but if the committee decided to have them in the later stage is base on the committee’s discretion. Just want to check if I have advance security charges payment to Prima Nova, would it be forwarded to new RA account?

Hi , The refund of advance payment paid need to collect back from Bolton office and it will not be transfer to RA account. Thanks. Admin Just want to check if I have advance security charges payment to Prima Nova, would it be forwarded to new RA account?

First of all, thank you Ramesh for setting up the committee and blog.
Yes, the Bolton's security company must go as they are doing crappy jobs. My comment is based on a comparison between TTP security guards hired by Bolton with security guards in Lucky Garden, Bangsar hired by the residents. One is charging 3 months (RM150) in advance and one RM50 monthly. But I must say, the security guards in Lucky Garden are neat, tidy and professional. Unlike TPP ones; sloppy and ignorance. Bear in mind, the Lucky Garden one does not even have a proper guard house.
Understand that we must get 63% of the residents to agree then only we can bring in new security company. I've no problem paying as long it is a good, reputable one. Otherwise, no point hiring one to just sleep and laze around.
Another question is that what if there are more than 63% of residents paying. Can you get in better technology like installing dot matrix card entrance and exit systemand CCTVs at the guard house once we have enough fund to do so? No point changing car sticker color every 3 months (not economical and environmental friendly).
Car stickers have loop holes. Anyone can purchase a RM2 car sticker and distribute among their relatives who are not living in the neighbourhood. Can we guarantee that the committee issue only car stickers to cars which are parked within the proximity of TTP? Each sticker distributed out must have the car number plate, correct address recorded in book and also number plate written on the car sticker by permanent marker. Someone has to really walk around to survey if there are really these cars parked in the proximity of the address stated. Any resident who violates this rule will be fined with RM100. Loss stickers which need replacement will be charged with RM50. Under normal circumstances, car sticker won't go missing on its own unless one has transfer it to other people, the car is stolen or sold.
Another issue on security which I forgot to highlight is any house owner who rented his/ her house to tenants must be responsible for their behavior. 3 months ago the tenant moved in next to my house at Jalan Tasik Prima 3/1A who is disastrous. The man came home only at wee hour of 1am and the Tamil songs are blazing through the wall. Also there are anonymous drunk visitors who came after midnight and shouted like nobody's business. Please can we issue a memo to house owners to also monitor their tenants and done some background check? Tenants come and stay for short term and we really don't know them.
These are the issues which we need to address and please have someone to send letter to houses on the new security as time is running out. Walk the talk.

There is great idea.I am fully support for the touch card system to ease resident & more safer .Manual entrance with guard for others especillay visitors or guest from outisde if our collection is keen.

Mr Eric Choong, We had our committee discussion yesterday and sorted out some of the issue that you have raised here like the car stickers. We have decided to have process on the distribution of the stickers. Regarding the car sticker validity for 3 month is basically to control the payment. We had discussion prior on this and decided for 3 month due to collection issue that we might face in near future. Regarding the lazy security guards, we will continue to monitor their quality for the period of 3 month base on the probation period that we are planning to give the security company. If we find their quality is not to our expatiation then we will change the security company. Once we have sorted out the main issue then we will look into other commercial issues such as you have highlighted here to change the ground rules for peace and harmony of our residents. We have lots of plan and we will do it phase by phase to resolve one by one.
