First of all, sorry if this is at the wrong place or inappropriate. However, since tomorrow (1 Dec 2010) is a 'milestone' for TTP Phase 3 residents, ie. that we will be 'self-governing' our security issues, I thought it would be appropriate to open up an 'official' thread for this. Reason being:-
1) This forum is for TTP as a whole, so I guess respective Phase issues should be addressed individually rather than dumping everything in the main board as this might be confusing for other members from different Phases.
2) A lot of effort has been done by the Pro-Tem members of TTP3 to make this a success, and I am sure the residents, as well as the Pro-Tem members would want to have a 2 way communication. Having a dedicated, one-stop thread will be easier to address this. As of now, I noticed that all feedbacks regarding security are all over the forum.
I hope this can facilitate better 'Security Issues' discussions for TTP3 members, especially in view of the new security company coming in.
I will start off by first commenting that I will look forward to the boom-gate being erected. This issue has been brought up many times before, its about time we have this basic element for a gated community! I guess it would not be in place from the 1st itself but I am confident the Pro-Tem will deliver its promise for this within a week.
Let's have more feedback on how to improve our own security.
P/S - Ramesh, if you feel this is thread is irrelevant, or you have a better platform for more focused security discussion for TTP3, please delete this thread. Thanks.

Hi Resident of Taman Tasik Prima Phase 3,
I would like apologies on behalf of the committee for the delay in delivery of stickers last night due to the delay from the printers. We are expecting the stickers will be delivered by today afternoon and we will distribute the stickers at the guard post for those who have made the payment today evening from 6pm till 12am. For those residents who have not collected the stickers at the guard post will be delivered at your house.
For those who have not paid the Dec 2010 security fees can do so at the guard post today as the Pro-Tem committee members will at the post from 6pm till 12am today. Remember that cars or motorbike without stickers will be stopped and question before the gate is open and this will be hassle for residents without stickers. As of today only 49.3% of the total residents of Phase 3 have made the payment.
After today you can make the payment at Mr.Lee house (Pro-Tem treasurer) at 3A, Taman Tasik Prima 3/1F, Taman Tasik Prima. His mobile number is 012-6015134. Please call him before going over to make the payment to make sure he is at home.
As for the boom gate, it will be ready by this Friday (3rd Dec, 2010) as there has been delay in the installment of the equipment as we had some missed communication with contractors. We would like to apologies to all residents for this delay as well.
If you have any other questions then do post it in this forum.

I want to ask for those resident who have not pay for the Security Fees. Can they get the car stickers at the same price? or with different price?

Hi Samantha, For those who have not paid will not get their stickers and they will be stopped and question by the security before they are allowed going in and it will be hassle for the residents. Also their house will not be under the security observation during their security rounds. Thanks. Dear Ramesh, I want to ask for those resident who have not pay for the Security Fees. Yes, saw the Pro-Tem team at the guard post last night 'training' the new guards and am glad to see them actively involved and personally ensuring everything goes on well. All residents need to know that these guys are residents themselves and are doing this on their own initiative and time and the least we can do as members of this residence is to update our security payments.
50% collection is still not sufficient to breakeven the security services (I believe we have to achieve at least 65%?). However, this is still a transition period, I am sure there are still residents unaware of this new development. Furthermore, when the Pro-Tem team can show better results by enforcing tighter security, I believe this will encourage more residents to support this cause.
To further comment on the previous post on house observation, I believe having an 'emblem/badge' done for paid-up residents is a good way to execute this as they can be displayed on our house gates for easy reference. As said earlier, this will also help in the fees collection - those paying will be happily displaying it, those not paying would also be known, and hopefully, guilt gets the better of them. Having said that, I know this is difficult for now, lets probably look into this when the collections are more encouraging.
Lastly, a request - Can we get a hotline number for TTP3 security? Ideally the number at the Guard House. It was mentioned during the meeting that the number of the security company will be given but I think for better response in cases of emergency, an immediate contact to the Guard House is best.
And I also hope that the new guards know our roads well. I have guests coming over asking the previous guards where my road number is, and the guards don't even know! Besides embarrassed by the lack of knowledge from those guards, more worryingly is when in cases of emergency, how do you expect them to respond? Buy a GPS to look for your house?!

Next, up, can I re-confirm the guard system? This is also for the benefit of those who did not attend the last meeting.
1) There would be 3 guards at each shift? How would they be distributed among the 2 guard houses?
2) Patrolling guards - How often? Every hour? Also, I noticed they were on bikes and travelling quite fast, not actually slowing down and checking our houses. Besides the main roads, will they be patrolling the back lanes as well? I think this is equally important.
3) Cars and motorbikes without stickers will be stopped and questioned at the guard house - good! How about pedestrians?
4) Whats the procedure like now for guests/visitors? They hand over their ICs in exchange for Visitor's Pass?
5) Will vehicles/pedestrians exiting be scrutinised as well? Boom gate for exits also?

the stickers already distributed??
but I havent got mine. I already paid for the security fees.
My husband request the stickers from the Guard House yesterday evening. They Guard told him that they will going to distribute directly to us later. We waited but no news.
Should I just wait? or request from the Guard House today? or go to Mr Lee house to get it??

Hi all, I think we the residents at TTP have been shortchanged by Bolton. First, their sales people promised our guarded and gated neighborhood will be boon gated with individual assess card at minimal fees. Second, the back walkway will be very nice landscaped leading to the beautiful lake where you can enjoy beautiful sunsets. The back walkway with our signing of the Deed of Covenant will be very well maintained because everything will be set in black & white for Bolton to comply. Turn out to be a mess without any proper maintenance from them except every quarter you will receive advance payment notice for the lousy service to be rendered or not rendered at all. Rather, late payment will be charged at 10% which is easily 3 or 4 times the current FD rate. As for security issue now, we Malaysians seem to have taken the responsibility back to our hands even though rightfully the government and police should be since we pay or have paid substantial tax for this right. Everyday we see new complaints from various housing estate be it guarded or non guarded of thefts or robbery taken place. Some even have CCTV, boon gated and huge number of security guards around. Some of these garden spend RM120k per month just for the security services which will be more than millions yearly and everyone is paying advance monthly. No wonder the security industry is flourishing. Do we get paid in advance for our employment services especially if our employers do not know how we will perform? Sales people only get pay for sales done. The guards are all foreigners whereby certain areas even being raided by police and immigration officers. Then there is the dispute in revenue and expense discrepancy amongst residents reported regularly on paper. Possible solution: seek local MPs and take side. Think the property developer and government is giving too much for the Rakyat to handle. As for market value, personally I think the location matter most since most housing areas already are guarded. Look what we have at Maju Jaya Foodcourt and the garden there. It is all full of foreigners be it legal or non legal especially in the evening/night. Do you think our house price will appreciate much? Anyone to share his/her views? Thanks
P/S Some of us also think the circular to residents should be in more than two languages since some are not well versed in that single language.

Hey fren famili, Some views on your contribution :- 1) Agree that the developer has marketed TTP as a Gated and Guarded Community. Bolton will, in their defence, rely on the fact that they indeed have provided security features from the beginning in the form of a Security House as well as guards. The issue was how effective it was. And we all know the answer to that, if not, this thread wil not exist :P 2) Regarding the back lanes, I am not sure if its true that we are paying for the maintanence. The fees collected by Bolton, if I am not wrong, are just for security services. Landscape maintenance now is under the local council (MPSJ)? Would also further like to add that some residents make our back lanes worse by treating it like their personal junk storeroom, promoting it as a mosquito haven and some even use it as their mini vegetable farm! 3) The Maju Jaya reference is something that is beyond our control, after all, its a different developer and project anyway. Plus, the fact that it existed way before TTP, and we as house buyers should have been aware of its existance beforehand. 4) Yes, the safety of our community and streets is nothing we can be proud of. And I agree that the police and auhtorities can do a lot more to ensure our peace of mind. But until that happens, we still need to look out for ourselves. Bolton has abandoned their security services. Which I feel is a blessing in disguise as they have done a sh!tty job. Thanks to the initiative of the Pro-Tem team, we are now promised much better security services at the same price. I hope they can succeed, so you and I will have better quality of life here in TTP3 ;D

Hi Pro-Tem member, In addition to above mentioned by Pr1ma L4ker on item # 4, the security company has no right to hold anyone's IC as this is the personal's property and if lost, it will be trouble to that person/visitor. I would propose to retain their driving license and giving some form of visitor pass for exchange. You know, some time those close relative came from other state, might came and visit for a few days, then his/her driving license to be hold by the security company, if missing, who to blame for?? In other word, I would like to know how the security going to control and ensure there will be no mistake when keeping the visitor's driving license and safe keep it until the visitor return the visitor pass. The 3rd person will station at the busy post and during peak hours and he will perform the hourly rounds. 2. Answred in question 1. Regarding the back lane will be addressed soon after sorting out all the issues. 3. Even pedestrians are stopped and questions before they are allowed into our Taman. 4. We are only planning to take down their detail and allow them to go in without holding any documents for visitor but contractors need to provide their documents. 5. Yes, Boom gate for exit as well. If I'm not mistaken, it is in Bolton's masterplan to have a police station in the vacant land next to their showroom/office there. Hope that this will come true one day.
I remember I've proposed to use digital camera to take picture of visitors in the absence of CCTV. The cost of a normal point-and-shoot digital camera + SD cards is not that expensive.
In the event something bad happened, I don't think the security guard can do anything but as witness and provide evidence for police investigation. Now without CCTV or camera, there is no evidence of who has entered the compound at what time, unless the guard take their IC and copy down all the details, which is time and effort consuming than snapping some photos.
